Our leasing and management process

Before completion

  • Instruct us as your letting and management agent.
  • Complete the registration process.
  • If snagging or handover is needed, email your developer/solicitor with the required authorisation.

Upon completion

  • We will arrange the handover date with the developer.
  • Our Property Manager will conduct an inspection and provide a full report with photos.
  • If furnishing is needed, we’ll coordinate with the furnishing company.

After completion

  • Our leasing team will market your property and arrange viewings.
  • Once an offer is confirmed, we’ll send the landlord the offer letter with full terms.
  • If the landlord accepts the offer, we’ll prepare the tenancy agreement and carry out tenant referencing (if needed).
  • The Property Manager will discuss and agree on the management float amount with the landlord.
  • The landlord signs the offer letter, tenancy agreement and confirms the float amount.

Start of tenancy

  • We will arrange an inventory check-in.
  • Our team will provide an inventory report.
  • We will arrange for professional cleaning.
  • We will appoint utility providers for electricity, water gas, and also register for council tax.
  • Rent collection and ongoing property management will be handled by us.

Post vacation

  • We arrange an inventory check-out.
  • We compare check-in and check-out reports to assess any damage and manage deposit deductions if needed.
  • A professional cleaning will be arranged if required.
